The city limit is the dividing line

Two houses a mile apart can share a mailing address and have nothing in common when it comes to wastewater.

Fort Myers is an incorporated city inside Lee County, and it has its own utility. The land around it is unincorporated county, served by different providers under different rules. The postal service uses "Fort Myers" for a far wider area than the city itself, which is where most of the confusion starts.

The practical result is that a Fort Myers address can sit in the city, in North Fort Myers, in Lehigh Acres, in San Carlos Park, or in unincorporated county land with no town name at all. Those places differ enormously in how much septic work they generate. The city generates almost none.

Inside the city, almost nothing is left on septic

The city sewered itself decades ago, and the job is close to complete.

Of 38,844 parcels inside the city limits, 35,193 show a sewer connection and only 151 carry a permit-backed septic record. That is roughly four parcels in a thousand. What remains sits in scattered older pockets rather than in whole neighbourhoods.

That changes what a call from inside the city usually means. If you are on a tank there, you are in a small minority, and a sewer connection is generally available to you. A pump-out is still a reasonable short-term job, and a pre-abandonment pump-out is often what is actually needed when a connection is already planned. But the long-run answer inside the city is the sewer, not the tank.

Outside the city, the picture reverses

Nearly all the septic work that carries a Fort Myers mailing address happens outside the city limits.

Unincorporated Lee County holds the great majority of it. Three places account for most of that:

Lehigh Acres carries 24,065 permit-backed septic parcels, the largest base in the county, against 8,746 sewer connections.
San Carlos Park runs 2,680 permit-backed septic parcels against 728 sewer connections, and sits outside the utility's service area by name.
North Fort Myers is unincorporated and served by the Florida Governmental Utility Authority, with conversion dates of 2037 and 2040 inside the Caloosahatchee basin plan.

How to tell which side your address falls on

The mailing address is the least useful guide of the four. These are quicker.

Look at your utility bill. A sewer charge on it means you are connected. No sewer charge, and you are almost certainly on a tank.
Look at the yard. A septic tank shows up as a lid at ground level, or as two cleanout pipes a few feet apart. Neither means you are on county land, but both tell you a tank is there.
Search the state parcel record. The Florida Department of Health keeps a parcel-level inventory that lists what is recorded for each address.
Ask the utility, not the post office. The city utility and the county each know which parcels they serve. The postal service does not track it and will not be able to tell you.
